Building Regulations Approved Document Part L2A for new non-domestic property requires that a Building Emission Rate for carbon dioxide (BER) is better than the Target Emission Rate (TER) as calculated by the by the Simplified Building Energy Model (SBEM).
HIBEC Ltd are fully accredited SBEM Assessors using Government authorised software to provide these calculations for issue to your Building Control Officer.
But HIBEC Ltd are more than just compliance assessors. We frequently assist Architects, Builders, Consultants and Developers in the early stages of a project to evaluate designs and provide guidance on the best way to achieve an SBEM pass as cost-effectively as possible.
We can undertake U value calculations and try them in the SBEM calculation to analyse a building's envelope performance.
HIBEC Ltd are Registered Low Carbon Consultants and experienced M&E services engineers, so we are able to offer practical advice and guidance on the cost-effectiveness of the most appropriate heating, air conditioning, ventilation, hot water and lighting system.
We can run alternative U values and services plant through the SBEM to help establish with the designer the performance brief that needs to go to the services design team. This saves a lot wasted effort later, or worse, the risk of having to rectify systems and buildings after completion in order to get the required sign-off.
We can also undertake a whole-site energy analysis for planning applications where additional savings are required i.e. 10% site emission reduction over the TER to comply with the 'Merton' rule, providing a report as necessary.
